The SEAI grant on a front door

Since March 2026 the SEAI Windows and Doors grant pays €800 for every external door you replace, up to two per home. This is the whole scheme in one page: the money, the conditions, the order of steps, and the part we handle.

How much

The door grant is a fixed €800 per external door, maximum two doors, so €1,600 at most. The window grant sits alongside it and depends on the type of house. Only single-leaf external doors count: internal, garage, patio and French doors are excluded.

House typeWindowsDoors (max 2)Total
Detached€4,000€1,600€5,600
Semi-detached or end of terrace€3,000€1,600€4,600
Mid-terrace€1,800€1,600€3,400
Apartment€1,500€1,600€3,100

The five conditions

  1. 1The home was built and occupied before 2011 and has an MPRN. Extensions built after 1 January 2011 do not qualify.
  2. 2You are replacing inefficient external doors.
  3. 3The home's heat loss indicator (HLI) is 2.3 or lower after the works. This depends mostly on walls and attic insulation, not on the door.
  4. 4A post-works BER assessment is carried out. SEAI part-funds it separately.
  5. 5The installation is done by a contractor on the SEAI register.

The fifth condition is the one that catches people out: a door fitted by an unregistered tradesperson, or by yourself, voids the claim even if everything else is in order. Our installer, Modern Style Home, is on the register under ID 19913.

The order of steps

01

Get a quote with the U value in writing

SEAI requires a door at 1.4 W/m²K or better. Ours are 0.89 solid and 1.1 glazed, from the manufacturer's CE declaration, and the figure is printed on every quote.

02

Apply to SEAI online and wait for approval

Works must not start before the formal grant offer arrives. Doors fitted earlier are not covered. Works done from 27 January 2026 qualify retrospectively.

03

We fit the door

Installation by Modern Style Home, SEAI contractor ID 19913, usually one to two days. You pay the full price; the grant is a rebate, not a discount at the till.

04

You submit the claim

The invoice and the product certification with the U value come from us. The BER assessment is ordered by you. SEAI pays the grant straight to your account, typically four to eight weeks after a successful claim.

Not only for owner-occupiers

Landlords, holiday home owners, companies, Approved Housing Bodies and registered charities qualify too, and the grant is not means-tested. The limit applies per property, so five rental houses are five separate claims.

What we provide for the claim

  • ✓A quote with the U value stated, before you apply.
  • ✓Installation by a contractor on the SEAI register, with before and after photographs.
  • ✓The invoice and the product certification with the U value, in the format the claim needs.

Questions people ask

Can I pay a deposit before SEAI approval?

Yes. The condition is that works do not start before the grant offer. Ordering the door and fitting it wait for the approval; our invoice carries the installation date.

Does the grant come off the price?

No. You pay the full fitted price and SEAI pays the grant to you afterwards, four to eight weeks after a successful claim. Plan the cash flow with that in mind.

Do I need a BER before applying?

No. A BER assessment is required after the works, and SEAI part-funds it. You order it yourself.

What if my home is poorly insulated?

The HLI threshold of 2.3 depends mostly on walls and attic. If the house falls above it, a new door alone will not bring it under, and the grant will not be paid. Check this before ordering.

Design the door, then apply

Build your door in the configurator, send us the design, and you get a quote with the U value stated: the document you need to start the application.
